The Visit

Normally, the only way to really judge a property is to view it and we would be pleased to assist you in making any arrangements. If required we provide guidance on flights, accommodation and car hire. 
 
Typically a trip would last 2 or 3 days which would give you plenty of time for viewings, get a feeling of the culture, the lifestyle, sample the local cuisine and enjoy the experience.

Purchase

Buying a property in Kefalonia is quite straight forward and is subject to similar legalities to those applying in most EU countries. 
 
The following are some basic steps on how to purchase property here:

1. TAX NUMBER - In order to purchase in Kefalonia you will need to obtain a tax number. This is a simple, free of charge process undertaken at the local tax office. 
2. PRE-CONTRACT - Once a sale price is agreed by both the seller and the buyer a pre-contract is signed to secure the property. The contract will state the agreed sale price and the amount of deposit that has been paid by the buyer. 
3. DEPOSIT - The deposit is typically 10% of the purchase price and is non-refundable unless the lawyer advises of any problems with the title or other issues. 
4. FINAL CONTRACT - Before the final contract is signed and the remaining purchase price is paid, your lawyer will have undertaken a title search on the property and checked that there are no outstanding fees or any other issues. Transfer tax is then paid to the government. Signing of the Final Contract then takes place in the office of a public notary and the buyer needs to be present unless someone is appointed with a power of attorney.
